 General Meeting: 5/4/2021

 

 

        I.      Call to Order

Ø  Secretary, Lindsay O’Connor, called the meeting to order at 7:03pm. 

Ø  Members present: President, Dan Burnside; Vice President Sean Barkey; Treasurer, Anthony Stampone;  Arch Review, Vince McGowan; At Large Paul Eckhardt and Amanda Robier

Ø  Members absent: Deneal McGowans

Ø  Neighbors present for general meeting: 6

 

      II.      Minutes from the HOA Executive Meeting on 2/11/21 were reviewed and approved.

    III.      Treasurer’s Report – Anthony Stampone

 

a.        Reviewed all accounts and expenses up to date. No major changes in checking, savings or money market accounts.  All bills are paid and up to date.

 

b.       Currently, 2 homes is behind 2 or more quarters. Anthony Stampone will be contacting the homeowners concerning their balance. 

 

c.        As a reminder to all homeowners, your quarterly dues covers your trash pick-up, playground and boat lot use.  When you become delinquent on your dues and not in good standing, you are suspended from using these amenities.  Article XII allows the board to enforce these covenants if the need should arise. 

 

    IV.      Old Business

a.        Boat Lot

Ø  The board is awaiting quotes for purchasing stone, the delivery of stone and labor for fixing holes in the boat lot.  Will review quotes at next meeting for approval.         

Ø  Boat lot clearance and clean-up is complete.  All items in the boat lot are labeled and accounted for.  A new lock and combo will be installed at the gate and homeowners who have items in the lot will be notified of the new combo.

 

b.       Pavilion Grill

Ø  New grill has been purchased and assembled to use at the pavilion.  Sean Barkey has volunteered to remove the old grill this weekend.

 

      V.      New Business

 

a.        Pavilion Reservations

Ø  Upon booking the pavilion, Vince and/or Deneal will remind those booking to clean up the pavilion after completion of the reservation and by Sunday or Monday, to please put the trash can out by the street for Tuesday morning trash pick-up.

 

b.        Golf Carts

Ø  The Board has received complaints on the speed of the golf carts, not stopping at stop signs and driving down the middle of the streets.  Friendly reminder! Per Queen Anne’s County, it is illegal to operate golf carts, ATV’s and /or dirt bikes on any county roads.  Per HOA covenants, these unauthorized vehicles are also not allowed in any of our community common areas.  Any person using such vehicle in any of the park, pond or boat lot areas will be responsible for any damages they have caused.  This policy is also posted on our community sign at the playground.

c.        Community Entrance

Ø  A neighbor inquired about planting flowers in the community entrance and volunteered to do the planting of the flowers. Discussion was held on type of flowers and placement; board approved. Neighbor agreed to purchase flowers within budget approved and will plant accordingly.

 

d.       Parked cars along Narnia Drive affecting flow in/ out of community

Ø  Numerous neighbors expressed complaints over RVs and large trucks parked close to corners & stop signs in the community and along Narnia Drive leading in/out of community.  It was noted that the streets are public roads, however, the board with be inquiring with the Sheriff Department on the complaints received.
