Greenwood Homeowner’s Association



 General Meeting: 2/11/2021



        I.      Call to Order

Ø  Secretary, Lindsay O’Connor, called the meeting to order at 7:44pm. 

Ø  Members present: President, Dan Burnside; Vice President Sean Barkey; Treasurer, Anthony Stampone;  Arch Review, Vince McGowan & Deneal McGowans; At Large Paul Eckhardt and Amanda Robier

      II.      Minutes from the HOA Executive Meeting on 11/4/20 were reviewed and approved.

    III.      Treasurer’s Report – Anthony Stampone


a.        Reviewed all accounts and expenses up to date. No major changes in checking, savings or money market accounts.  All bills are paid and up to date.


b.       Currently, only 1 home is behind 2 or more quarters. Anthony Stampone will be contacting homeowner concerning their balance. 


c.        As a reminder to all homeowners, your quarterly dues covers your trash pick-up, playground and boat lot use.  When you become delinquent on your dues and not in good standing, you are suspended from using these amenities.  Article XII allows the board to enforce these covenants if the need should arise. 


    IV.      Old Business

a.        Boat Lot

Ø  An initial letter has been sent to all homeowners in the last HOA bill concerning new registration tags for any homeowner that stores items in the boat lot.  Thus far, 20 homeowners have registered their items, but we still have many more items in the lot without stickers.  Another letter will be sent this week via USPS, Greenwood email list and Greenwood Facebook page as an additional reminder.  The deadline for registering your boat lot items is March 15th.  After that date, HOA members will be walking the lot and contacting Willard Towing Company for immediate removal of all items not tagged and registered.


b.       Architectural Review Business

Ø  HOA reviewed the current covenants.  Currently, all projects approved by the Architectural Review Committee are to be completed within 12 months.  In order to change this time frame, the covenants would have to be approved by the majority of the homeowners, therefore, unless the HOA deems this a problem, we will continue with the current application.


c.        Storm Water Management Area

Ø  Last general meeting, a homeowner discussed issues with the current look and overgrowth around the storm water management area.  The county is expected to inspect the waste management this spring.  At that time, the County will advise the board of what maintenance needs to be completed.


      V.      New Business


a.        Pavilion Grill

Ø  The board will be looking into purchasing a new flat top grill for the pavilion. Paul Eckhardt has agreed to look into grills for purchase this spring. Sean Barkey has agreed to remove the old grill.


b.        Boat Lot

Ø  The board will be obtaining quotes for purchasing stone, the delivery of stone and labor for fixing holes in the boat lot.  Quotes will be reviewed at next meeting.
