Greenwood Homeowner’s Association
Executive Meeting: 10/20/2021
I. Call to Order
Ø Secretary, Lindsay O’Connor, called the meeting to order at 6:35pm.
Ø Members present: President, Dan Burnside; Treasurer, Anthony Stampone; At Large, Paul Eckhardt, Amanda Robier, Les Couchenour; Arch Review, Jason Marrazzo and Vicki Young
Ø Members absent: Deneal McGowans, Sean Barkey
II. Minutes from the HOA General Meeting on 6/29/21 were reviewed and approved.
III. Treasurer’s Report – Anthony Stampone
a. Reviewed all accounts and expenses up to date. No major changes in checking, savings or money market accounts. All bills are paid and up to date.
b. Anthony Stampone notified members present that this quarter’s bills will be slightly delayed due to his computer crashing. A laptop has been purchased for the HOA and everything will be transitioned to this laptop for future use.
c. As a reminder to all homeowners, your quarterly dues covers your trash pick-up, playground and boat lot use. When you become delinquent on your dues and not in good standing, you are suspended from using these amenities. Article XII allows the board to enforce these covenants if the need should arise.
IV. Old Business
a. Interim At Large Member
Ø Jason Marrazzo has notified the board on his willingness to stay on the board for 2022 term.
b. Temporary Pools / Inflatable Pools
Ø Upon review of the covenants, the board has no issues with inflatable and temporary pools in backyards. As long as the pools can be taken down and stored away for the winter. We will continue to monitor this issue in the summers.
V. New Business
a. HOA Board Members
Ø 2 new board members volunteered to join the board for 2022. Vicki Young and Les Couchenour will be joining the board and were placed on the ballots. Paul Eckhardt has resigned from the board, but has agreed to continue to assist in prior projects, such as boat lot maintenance. Paul has found 2 signs to be placed at the entrance to the boat lot. One sign reading no concrete washings in the boat lot and another sign directing them to contact a board member before storing items in the lot. Anthony Stampone made the motion to purchase these 2 metal signs, Jason Marrazzo seconded it. Paul will place the order this week and post.
b. Homeowner Letter to the Board
Ø A Greenwood homeowner wrote a letter to the board concerning farm animals in people’s homes and parked cars on the streets. Unfortunately, the streets are owned by the county, not by Greenwood, therefore the HOA has no control over parked cars on the street. If anyone has issues with this, they can contact the QA County Sheriff Office.
Ø Paul Eckhardt contacted Officer Lane with the QA County Animal Control Board about the animal issue. Officer Lane has informed us that the County does NOT have any regulations prohibiting keeping livestock in a residential neighborhood. He did state that if the pig were a nuisance, then they could step in but otherwise it is permitted in the county. It was also stated that a pot-bellied pig is considered a domesticated animal.
