Greenwood Homeowner’s Association

 General Meeting: 10/22/19

       I.      Call to Order

Ø  President, Dan Burnside, called the meeting to order at 7:01pm. 

Ø  Members present: President, Dan Burnside; Treasurer, Anthony Stampone; Secretary, Lindsay O’Connor; Arch Review, Vince McGowan.

Ø  Absent: At Large Paul Eckhardt, Amanda Robier; Vice President, Andy Claxton; Arch Review, Deneal McGowans

     II.      Minutes from the HOA Executive Meeting on 5/14/19 were reviewed and approved.

   III.      Treasurer’s Report – Anthony Stampone


a.      No major changes in checking, savings or money market accounts.  All bills are paid and up to date.


b.      Approximately 4 homes are behind 2 or more quarters.  Letters were already sent out to those homeowners for immediate payment.  By the end of the month, Anthony will be filing these late payments with Queen Anne’s County.


   IV.      Old Business

a.      Power Washing & Sealing Pavilion

Ø  Stamp of Approval completed all work in June.


b.      Swing Replacement & Park Mulch

Ø  2 toddler swings and 4 regular swings were replaced, along with new vinyl covered chains to all swings.  Mulch was also spread in the playground area in June.


c.      HOA Dues

Ø  The last increase in dues was a 5% increase 3 years ago. When all homes are up to date, our debit/credit amount is almost even with minimal extra monies in the account.  A motion was made to table this discussion to the next general meeting, motion passed.


     V.      New Business


a.      Ballots

Ø  Ballots were completed for the 2020 board.  An email was sent to the neighborhood for any interested members.  Ballots were distributed to those in attendance at the general meeting. Ballots were completed for the 2020 board with no changes in board members at this time.  See HOA website for current board members and contact information for each board member.


b.      Pavilion Maintenance & Spring Clean Up

Ø  Additional pavilion maintenance will need to be completed due to permanent paint on the concrete floor and picnic tables throughout the pavilion.  As a reminder, please make sure to clean up after using the pavilion and please remind your children to be respectful of Greenwood property as it does require funds from our HOA account for repairs.   HOA plans to power wash and paint the floor in the spring.

Ø  A new pavilion grill will need to be purchased for the spring.  Members will look into purchasing a new grill.  The lacrosse goal also needs to be replaced.

Ø  Boat lot also has a few items that need removal and will also be looked at during Spring Clean Up.  


c.      Pond Trimming

Ø  Storm water area will need trimming and maintenance in the spring.  Anthony will contact the county for required maintenance and Anthony will contact Green Acres for assistance.  


d.      Yard Sale suggestion

Ø  It was suggested by a neighbor that during the annual yard sale, the HOA purchase a dumpster for neighbors to dump any remaining items not sold that they wish to get rid of.   Dan Burnside will look into quotes for the cost of a dumpster for 1 day.




e.      Crime Watch and Speed Limit Signs

Ø  A neighbor inquired about the Sheriff providing additional signs for the neighborhood. Vince McGowan offered to contact the Sherriff Department for both a Crime Watch sign for the front of the neighborhood and additional speed limit signs for the community.


f.       Park Landscaping

Ø  It was suggested by a neighbor on the planting of additional trees and flowers around the park and mulching around the trees to help increase the aesthetics of the neighborhood.  HOA will look into the cost of additional trees and a homeowner volunteered to ask DNR and look into federal grant options that donate and plant trees in communities like ours.
