Greenwood Homeowner’s Association
General Meeting 10/26/15
I. Call to Order
Ø President, Lindsay O’Connor, called the meeting to order at 7:08pm.
Ø Members present: President, Lindsay O’Connor; Secretary, Dan Burnside; Treasurer, Anthony Stampone; At Large, Hank Green; Arch Review, Paul Eckhardt; Arch Review, Deneal McGowans
Ø Absent: Vice President, Andy Claxton
II. Minutes from the HOA Executive Meeting on 8/12/15 were reviewed and approved.
III. Treasurer’s Report – Anthony Stampone
a. Balances were reviewed for both checking and money market accounts with minimal changes; bills are paid and up to date. Currently, 5 homes are behind $299 or more in dues. Anthony will be sending letters and filing these 5 homes with the County in attempt to get payment.
IV. Old Business
a. Boat Lot
Ø Board members and homeowners are continuing the discussion on locking the boat lot, whether it be a lock and key or a combination lock. It was agreed upon to do a combination that may be changed every 6 months. Certified letters will be mailed to all homeowners and contact info will be placed on the Greenwood website. A letter will be mailed within the next week notifying all homeowners that as of December 1st, the combination lock will be in effect. Board members, along with Todd Riggs and Dave Readmond will also help monitor the combination lock. Anthony will be purchasing the chain and combo lock for the gate within the next week. Motion was made by Hank Green to lock the boat lot with a combination lock effective December 1st. Anthony Stampone seconded it. Motion was passed.
V. New Business
Ø Ballots were delivered to all homeowners for the 2016 elections. Ballots will be counted at the end of October and the new board will take effect November 1st.
b. Community Land in Front of Greenwood
Ø Due to the construction of the new development adjacent to the Greenwood entrance, construction trucks and heavy equipment are making ruts and damaging the land that is part of Greenwood. Dan Burnside will be contacting the developer for repairing the damage made and providing an estimate for repair.
c. Pavilion Roof
Ø It was noticed that there is mold growing along the pavilion roof. Board members will be obtaining 2 estimates to repair the roof and present the estimates to the remaining board members for approval.
d. Bates Trash
Ø Many homeowners concerned about the number of trash cans not being emptied on our designated community trash day. Discussion was held on our 3 year contract and our options to change trash companies. Board members will check with a lawyer on our contract stipulations and to possibly keep track of the number of cans not being emptied as evidence of a breach of their contract.
e. Security Cameras
Ø Estimate will be obtained from a homeowner on the purchase of security cameras on the various entrances around community. Estimate will be presented to the board for review.
