Greenwood Homeowner’s Association

 General Meeting 5/4/15

         I.      Call to Order

Ø  Secretary, Dan Burnside, called the meeting to order at 7:05pm. 

Ø  Members present with new positions:; Secretary: Dan Burnside; Treasurer: Anthony Stampone;

At Large: Hank Green; Arch Review: Paul Eckhardt; Arch Review: Deneal McGowan

Ø  Absent:  President: Lindsay O’Connor; Vice President: Andy Claxton

       II.      Minutes from the HOA Executive Meeting on 2/4/15 were reviewed and approved.

     III.      Treasurer’s Report – Anthony Stampone

a.        Balances were reviewed for both checking and money market accounts with minimal changes; bills are paid and up to date.  Currently, 7 homes are $299 or more behind in dues.  Anthony said letters have been sent to them as of today.  Additional measures will be pursued as needed to collect past due balances.


     IV.      Old Business

a.        Pavilion Reservations

Ø  If any neighbor wishes to reserve the pavilion, they can contact Deneal McGowans at or 443-994-1883.  Reminder: neighbors are responsible for clean up after any gathering at the pavilion and to use the trash can provided.  If neighbors wish to use the grill at the pavilion, they need to bring their own propane and utensils to use it.


b.       Architectural Review

Ø  Previously addressed issues with trash on private properties have been resolved.


c.        Community Service

Ø  If any neighbor has children who need community/volunteer service for school credits, please have them contact a board member.   The board would be happy to sign off on school appropriate community service if the community has a need for it.


       V.      New Business


a.        Board Member

Ø  The board introduced all members and reminded everyone that there is a community email distribution list and a Facebook page for informal information.


b.       Yard Sale

Ø  The community yard sale will take place on Saturday, May 9th from 8am-12pm.


c.        Community

Ø  A homeowner asked if the previous problem with break-ins had been resolved.  There have been no new occurrences.


d.       Entrance fence

Ø  There is a section of the fence at the entrance of the community is broken.  Anthony will contact the appropriate company to have it fixed.


e.        Storm Water Management Area

Ø  Beavers built a dam in the storm water management area.  The dam has been destroyed, but the beavers are still there.  The area will continue to be monitored and appropriate measures taken to resolve any new problems there.


f.         Sewer drains

Ø  The county has been contacted repeatedly to address the sewer drains that are in need of restoration around the park.  The board will continue to push the county to fix this ongoing problem.


g.       Drainage area on Caspian Drive near Aravis Court.

Ø  There is an area near the corner of Caspian Dr. and Aravis Ct with a drainage problem in a community common area.  Anthony will work with the homeowner and the county to create a good solution.


h.       Mosquito Control Service

Ø  The board plans to have the community treated to reduce the mosquito problem.  Anthony will obtain competitive bids from a couple of companies and the board will evaluate the best course of action.
