Greenwood Homeowner’s Association

 General Meeting 10/13/14

         I.      Call to Order

Ø  President, Dan Burnside, called the meeting to order at 7:11pm. 

Ø  Present: Dan Burnside, Lindsay O’Connor, Andy Claxton, Anthony Stampone,  18 Homeowners also present.

Absent: Hank Green, Paul Eckhardt

       II.      Minutes from the HOA Executive Meeting on 8/21/14 were reviewed and approved.

     III.      Treasurer’s Report – Anthony Stampone

a.        Balances were reviewed for both checking and money market accounts with minimal changes; bills are paid and up to date.  Currently, 4 homes are 2 or more quarters behind in dues.  Anthony will be filing these 4 homes with the Queen Anne’s County Courthouse tomorrow 10/14.


     IV.      Old Business

a.        Greenwood HOA Ballots

Ø  Ballots will continue to be collected through October 31st to reach the quorum.  As of now, we have 41 ballots to date.  Another email will be sent to the neighborhood for reminders to turn in their ballots. 


b.       HOA Covenants

Ø  Dan Burnside met with Thompson & Thompson to review covenants.  Greenwood HOA is registered and up to date with county and state.  No further issues.


c.        Board Replacement

Ø  John Marketto temporarily filled a vacancy on the board and will also continue to take the responsibility to reserve the pavilion for neighbors.  Please contact him by email: or 443-983-3562 for information on reserving the pavilion.  You can also contact any board member for assistance.


       V.      New Business


a.        Entrance to the neighborhood

Ø  There was a recent accident in the front of the neighborhood, causing minimal damage to the grass and property.  The insurance companies have been contacted for repair.


b.       Greenwood Lights

Ø  Some of the entrance lights are currently out.  Anthony Stampone has the extra lights and will fix them within the next week.


c.        Greenwood Neighborhood Watch

Ø  Recent break-ins and disturbances in the neighborhood were discussed at the meeting.  The board encouraged everyone to be more vigilant of any disturbances, break-ins or noted damage to any private property and to call the Queen Anne’s sheriff department for any suspicious activity.

Ø  Speed limit concerns were also discussed.  At this time, county will not allow additional signs or speed bumps in neighborhood.  Dan Burnside will send out another email reminder to the neighborhood.


d.       Boat Lot

Ø  Neighbor expressed concern over the litter and abandoned equipment in the boat/rv storage lot.  It was discussed to have a clean up day the first weekend in November.  Email will be sent out on details.


e.        RV’s in the streets and driveways

Ø  Neighbor expressed concern over the presence of RV’s in driveways and possibly someone living in an RV in a homeowner’s driveway.  Dan Burnside will look into any county ordinance on such regulations and follow-up with concern.
