Greenwood Homeowner’s Association

General Meeting 10/24/13

         I.      Call to Order

Ø  President, Dan Burnside, called the meeting to order at 7:02 pm. 

Ø  Present: Lindsay O’Connor, Paul Eckhardt, Andy Claxton, Anthony Stampone, Hank Green

Ø  Absent: Mike Scopp

       II.      Minutes from the HOA Executive Meeting on 8/29/13 were reviewed and approved.

     III.      Treasurer’s Report – Anthony Stampone

a.        Balances were reviewed for both checking and money market accounts with minimal changes; bills are paid and up to date.  There still remains appox $10,000 open invoices from this past quarter.

b.       Anthony stated 6 houses are more than 2 quarters behind, letters have been sent and thus far, no response.  Anthony will be filing these outstanding homes in court as the next step.

 

     IV.      Old Business

a.        Go Daddy Website

Ø  Website is being taken care of by the board and all issues resolved.  If any homeowner wishes to add anything to the website, please contact Hank Green.

 

b.       Green Acres

Ø  Contract has been signed for 3 years.

 

c.        Elections

Ø  Thus far, 37 ballots have been received.  We still need appox 40 more ballots to reach the quorum.  Another email will be sent out to the neighborhood for E-Ballots and to encourage neighbors to turn in their ballots!

 

d.       Storm Drains

Ø  No response received thus far from the county.  They are continuing to get worse.  It was recommended to put a complaint on the legislators Facebook pages and/or a newsletter article in the Bay Times on the dangers of these holes in our commuinity and lack of response from the county.  Dan to follow-up.

 

       V.      New Business

   

a.        HOA Increase

Ø  A discussion was held on the possibility of needing to increase the HOA dues by 5%. This would result in an increase of approx $6.25 per household. There has not been an increase in dues in over 6 years, yet our monthly expenses for the community continue to increase each year such as trash and recycyle collection, electricity, maintenance, etc.  Will discuss at next executive board meeting for a possible increase in 2014.  The neighbors in attendance had no issues with this increase.

 

b.       Extra Trash Cans                 

Ø  If a neighbor ever has a broken trash or recycle can, there are extra ones in the boat lot.  Please return your broken to the boat lot and take a new one.  Waste Management will then pick up the broken ones and replace them.

 

c.        Electric Outages

Ø  It was brought to the boards attention the result of a recent electricity outage in half the neighborhood a few months back.  Delmarva stated that any neighbor who has the green electrical boxes in their yards, cannot have excesive shrubs and bushes surrounding the electric box which causes overheating of the units, thus causing an outage.  Please be diligent in keeping these electrical boxes clear!

 

d.       Queen Annes County Sheriff Meeting

Ø  It was receommended for the board to contact the sherrif’s office for a follow-up meeting.
